First-Time Buyer FAQs

Have a question about buying a house for the first time? Take a look at our FAQs below. If you still have questions, get in touch with the sales and marketing team at a development that you are interested in, and they can talk you through buying a first-time buyer home with Berkeley.

How do I know what type of home is right for me as a first-time buyer?

Start by thinking about your lifestyle: how much space you need now, how you work, and what you expect to change in the next few years. Apartments often suit buyers who want low maintenance and great on site amenities, while houses provide more privacy and outdoor space. Consider storage, layout, commute, and how long you plan to stay, these factors usually make the decision clearer. You can register your interest using our online form, to arrange for someone to contact you to help you choose.

How do I choose the best location for my first home?

Think about daily life: commute times, access to transport, green spaces, schools, shops, and future development in the area. Visit at different times of day and explore the neighbourhood. A location that supports your lifestyle now and in the future is usually the right choice. We have a range of town and county guides on our site, to help you find out more about the area you are interested in.

What features should first time buyers prioritise in a new build?

Energy efficiency, good natural light, smart storage, secure entry systems, and modern heating or cooling are key features to look for. New builds also offer the benefit of warranties, brand new appliances, and built in digital connectivity, all of which can reduce running costs and make life easier from day one.

Are new-build homes easier to maintain than older properties?

Yes. New-build homes are designed to modern standards, meaning fewer repairs, better insulation, and more reliable systems. Everything from the roof to the boiler is new, so unexpected maintenance costs are typically lower.

What costs should I plan for beyond the deposit and mortgage?

While mortgage and legal fees are common knowledge, don’t forget additional essentials like moving costs, furniture, broadband installation, utility deposits, and insurance. Some buyers also choose optional upgrades at the design stage. Preparing for these costs helps ensure a smooth move in.

What questions should I ask when viewing a new-build home?

Ask about energy ratings, what’s included as standard, available upgrades, estimated running costs, parking arrangements, and the planned amenities for the development. It’s also useful to check expected completion dates and warranty details.

Can I personalise or upgrade a new-build home before it’s complete?

Yes, many of our new-build homes offer customisation options depending on the stage of construction. You can often choose flooring, kitchens, bathrooms, and finishes from a curated range. The earlier you reserve, the more options are typically available.

What warranties and protections come with a new-build home?

All of our new-build properties come with a 10 year structural warranty, the first 2 years of which are covered directly by Berkeley Group.

If you have any matters needing attention during this period you can raise them directly to your Customer Service team. See our Customer Commitment page for more information.

Is a new-build home a good investment for first-time buyers?

New-builds are built to modern energy standards, often resulting in lower bills and long-term savings. They typically require less maintenance and come move in ready, which appeals to buyers and tenants alike. Many of our developments also benefit from regeneration in the surrounding area, which can support long term value.

What’s included as standard in a new-build home?

This varies by development, but most new-builds include fitted kitchens, integrated appliances, modern bathrooms, flooring, heating systems, and energy efficient windows. Your sales team can provide a detailed specification to show exactly what’s included.

What are the benefits of buying in a master planned development?

Master planned communities offer more than just homes. They’re designed with green spaces, play areas, walking routes, local shops, and transport links integrated from the start. They often feel safer, greener, and better connected compared with piecemeal developments.

How can I make my new home feel personal on a first time buyer budget?

Small touches go a long way: soft furnishings, warm lighting, houseplants, framed prints, and affordable modular furniture help create a homely feel. Maximising vertical space and multi purpose pieces keeps things stylish and practical.

What should I expect on moving day for a new-build property?

Your handover appointment includes collecting keys, a guided tour of your new home, demonstrations of appliances, and instructions for heating or ventilation systems. You’ll also be shown how to report any minor issues as you settle in.
